Blog > Mortgage Rates Are Back Over 7%. Now What?
Here's the part nobody wants to hear: rates probably aren't coming back down before spring.
The 30-year fixed averaged 7.32% in Freddie Mac's October 22 survey. A year ago it was 6.34%. Back in February it dipped near 5.90%, and a lot of buyers who said "let's wait a little longer" missed it.
If you're buying or selling in Alpharetta, Milton, Roswell, Johns Creek or Sandy Springs, this changes your math. Here's what it means for you, in plain English.
Why did mortgage rates go back up?
Short version: inflation ran hotter than expected, and mortgage rates follow the 10-year Treasury, not the Fed's headline rate. When bond investors get nervous about inflation, mortgage rates climb, even if the Fed sits still.
Most forecasters now expect rates to stay elevated through year-end. Anyone promising you a 5% rate by spring is guessing.
Buyers: should you wait for mortgage rates to drop?
Waiting feels safe. It usually isn't. Here's the real cost on a $700,000 North Fulton home with 20% down ($560,000 loan):
|
30-year rate |
Monthly principal + interest |
|---|---|
|
5.90% (Feb 2026 low) |
$3,322 |
|
6.34% (a year ago) |
$3,481 |
|
7.32% (today) |
$3,847 |
That's about $366 a month more than last fall. Painful, but here's the trade most buyers miss: when rates are high, competition is low. Fewer bidding wars, more homes to choose from, and sellers willing to pay your closing costs.
Three moves that beat waiting:
- Ask for a seller-paid rate buydown. A 2-1 buydown on that same loan drops year-one payments to about $3,117. Sellers are paying for these right now instead of cutting price.
- Buy the house you love, if you can afford it. If rates fall, you can refinance. You can't go back and buy the house you lost in a spring bidding war.
- Shop lenders hard. Rate quotes on the same day can vary by a quarter point or more. Get three quotes.
Is it a buyer's market in North Atlanta right now?
Metro-wide, it's leaning that way. Atlanta's housing inventory recently hit a six-year high, and homes are sitting on the market longer than they did a year ago.
North Fulton is tighter than the metro. Milton, Alpharetta and Roswell still hold their value better than most of Atlanta, and well-priced, move-in-ready homes in top school zones still go fast. But homes that are overpriced or dated are sitting, and that's where buyers have real leverage right now: price reductions, repair credits and closing-cost help.
The honest answer: it depends on the street, the price point and the condition. That's exactly what a local agent should be telling you before you write an offer.
Sellers: should you sell now or wait until spring?
Spring brings more buyers. It also brings more listings, and with inventory already up, you won't be the only nice house on the block in March.
List this winter if:
- You've already found your next home or need to move by mid-2027
- Your home is updated and priced right (serious winter buyers are motivated buyers)
- You want less competition from other sellers
Wait for spring if:
- Your home needs paint, landscaping or repairs to show well
- Curb appeal is your biggest selling point (Milton acreage, pools, big yards)
- You're flexible on timing and want maximum showings
Either way, the sellers winning right now are the ones who price to today's market, not last year's. Overpricing in a 7% rate market means sitting, then cutting, then selling for less than if you'd priced right on day one.
Quick answers
Will mortgage rates go down in 2027? Maybe, but slowly. Most forecasts call for rates to stay elevated through year-end. Plan around today's rate and treat any drop as a bonus.
Are home prices dropping in Alpharetta and Roswell? Not broadly. North Fulton values have been roughly flat to slightly up over the past year. Overpriced listings are seeing reductions, which is different from the market falling.
What is a 2-1 rate buydown? The seller prepays interest so your rate is 2 points lower in year one and 1 point lower in year two. Then it returns to your full rate.
Is winter a bad time to sell a house in Atlanta? No. Fewer listings mean less competition, and winter buyers tend to be serious. Pricing matters more than the season.
Should I refinance later if I buy at 7%? If rates fall meaningfully, refinancing can make sense. Just don't count on it to make a payment you can't afford today work.
